PROJECT OVERVIEW

The Massachusetts Green High Performance Computer Center (MGHPCC) is a transformative, $90 million new construction project in Holyoke, MA. Funded by contributions from five major Boston-area universities, the Commonwealth of Massachusetts, two private corporations, and allocations of New Markets Tax Credits from two Community Development entities, the MGHPCC represents the largest construction project in downtown Holyoke in 30 years. It is a much-needed infusion of resources and both construction and permanent jobs into the economically depressed city, and local officials expect the project will serve as a catalyst for future development.

DEVELOPMENT HIGHLIGHTS

Affirmative Investments served as the Financial Consultant to the MGHPCC development team. Affirmative’s own Community Development Entity, AI Wainwright LLC, allocated $4.8 million of New Markets Tax Credits to the project. Combined with an additional allocation of $14.5 million in NMTC from MassDevelopment’s CDE, these tax credits raised more than $5.5 million in NMTC equity from investor U.S. Bank.
